External & façade joints in Laggan, Highland
Problem with your movement joints in Laggan? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Movement joints filled with mortar instead of sealant
- Water getting into walls through failed joints
- Joints where the bead has come unstuck
External mastic for homes and businesses in Laggan
Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. If you have weeds or debris growing in open joints and failed seals between different materials, we can help, on façade panels, concrete & block and brickwork movement joints alike.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Every job is covered by a 12-month guarantee, wherever you are in Highland.

Why deal with it now?
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Laggan questions
Can you do external mastic in Laggan?
Yes. We work across all of Scotland, and Laggan is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
What guarantee comes with external mastic in Laggan?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
How long does the job take?
That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on the building. We will give you a better idea when we quote.
Can you match the colour of my brickwork?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so it does not stand out.
When will the joints need doing again?
It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you seal joints between two different materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Surface by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Get split or bare joints resealed while the damage is small
- Look over the joints every year, ideally after winter
- Keep water from gutters off the wall
- Never let anyone fill a movement joint with mortar
Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Outside joints around Laggan
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Laggan is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
For an older house near a landmark such as South Laggan Church, an extension built onto an older house moves differently, and the joint between them takes the strain. In and around Laggan, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How we quote for external mastic
The quote reflects the job in front of us. We take into account:
- The type of sealant required
- How easy the joints are to reach
- Whether there’s mould to deal with
- When we can work, for business premises
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
When you call or email, it’s useful to know:
- How we’d reach the joints

What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Laggan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

Related advice
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
