External mastic in Dornie

About our external mastic in Dornie

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what access is needed. We work on façade panels, copings & trims and concrete & block, and common reasons people get in touch are weeds or debris growing in open joints and hard, crazed mastic that has stopped moving.

External sealant needs dry surfaces, so outdoor work around Dornie is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Whatever the size of the job, you get the same one-year guarantee.

Dornie buildings and the weather

Dornie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Dornie is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Homes close to St Duthuc's Roman Catholic Chapel include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What the job involves on each surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

What we cannot put right

In fairness, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Show decorators and builders where the movement joints are
  • Check the sealant is paintable before painting near it
  • Avoid pressure-washing directly into sealant joints
  • Clear growth from the base of walls and joints

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

How it works

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases. Outside jobs in Dornie need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

Common questions in Dornie

Do you cover Dornie for external mastic?

Yes. We work across all of Scotland, and Dornie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is external mastic in a coastal place like Dornie any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall so the joint blends in. There’s a wide choice of exterior colours.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you do several jobs on one visit?

Yes. Just list everything you need.

When to call us in Dornie

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

These are the problems we’re asked about most:

  • Rain getting behind render or cladding at a joint
  • Movement joints with cracked, split or missing sealant
  • Old sealant gone brittle and cracked
  • Sealant pulling away from one side of the joint

In and around Dornie, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • What the cure time is
  • What insurance they hold
  • Which colour the sealant will be
  • Who turns up on the day
