New Build Mastic in Dornie
Our applicators work in Dornie on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Shower seals failing in the first year or two
- Sealant applied over dusty or wet surfaces
- Messy sealant that spoils new finishes
How we handle new build mastic in Dornie
Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on show homes, plot handovers and windows & doors, and common reasons people get in touch are cracks appearing as a new home settles and frame joints opening as the plaster dries.
Around smaller Scottish places like Dornie, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
There’s a 12-month guarantee on every job, large or small.

When it isn’t the sealant
Before booking, it’s worth knowing the limits:
- Leaking fittings rather than failed sealant
- Your warranty claim itself, which is between you and the builder
- Movement caused by a poorly fitted tray or bath
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

How to look after the new joints
To keep the joints looking good and working properly:
- Do not seal over failed sealant yourself
- Open a window or run the fan after bathing
- Keep photos and emails about snagging items
- Report sealant problems to your builder during the snagging period
Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day.
Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you.
How the visit works
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on the number of plots from start to finish. Around Dornie, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
How to prepare
- Clear the area around the work
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height

Questions from Dornie
Do you cover smaller places like Dornie?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do new build mastic in Dornie?
Yes, Dornie is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Do you have insurance?
Yes. Full insurance covers our work.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Can you do plot mastic on a new development?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we’ll give you a quote.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Joints and finishes in Dornie homes
Dornie is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
Whether the job is in Dornie itself or nearby, the right material for each joint matters as much as a neat finish.
Dornie is in Highland. Whether you’re in the middle of Dornie or further out, new build mastic is available for homes and businesses alike. Dornie is one of 253 places in Highland where we work.

Why act early in Dornie
A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. In an older home around Dornie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we are called out for in Dornie
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
People usually contact us after spotting one of these:
- New-build shower sealant that has already split
- Gaps between new skirting and floors
- Worktop and upstand sealant coming away
- Cracked sealant around new window and door frames
Around Dornie, as everywhere, new build mastic is only as good as the preparation behind it.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
