External mastic in Dunbeath

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

About our external mastic in Dunbeath

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for hard, crazed mastic that has stopped moving and brick movement joints where the sealant has split, on joints between brick and frames, façade panels and concrete & block.

External sealant needs dry surfaces, so outdoor work around Dunbeath is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

There’s a 12-month guarantee on every job.

What affects the quote in Dunbeath

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • The size of the job
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • The type of property
  • What’s wrong with the joints now
  • Roughly how big the job is

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

External mastic in Dunbeath: local notes

Dunbeath is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Whether the job is in Dunbeath itself or nearby, the right material for each joint matters as much as a neat finish. In and around Dunbeath, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

We work across KW6 for external mastic and the streets around it. If you need external mastic at a property on Portormin Road and Knockglass Road or anywhere close by, we can help. Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

Common questions in Dunbeath

Does the coastal weather in Dunbeath affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Dunbeath within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you fully insured?

Yes, we are fully insured.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so it does not stand out.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Different surfaces, different methods

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Walk round the building once a year and look at the joints
  • Check the sealant is paintable before painting near it
  • Keep water from gutters off the wall
  • Act on the first splits you see

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:

  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Dunbeath need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • Tell us about any water getting in
