Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.

Cladding and façade panels

If the façade has a specified sealant, that is what we use or an approved alternative. Tell us what the building has when you get in touch.

About our external mastic in East Helmsdale

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on façade panels, render & cladding joints and brickwork movement joints, and the jobs we see most are movement joints with cracked, split or missing sealant and sealant that has lost its bond to the brick or render.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

Each job carries a 12-month guarantee.

The process

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Questions from East Helmsdale

Do you cover smaller places like East Helmsdale?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Helmsdale station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Do you work at height?

It depends on the building. Where joints can be reached safely, we’ll do them. Tell us about the building and we’ll confirm what access is needed.

How do I get a quote for external mastic in East Helmsdale?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Landlord and commercial work in East Helmsdale

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

East Helmsdale buildings and the weather

East Helmsdale is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For landlords with property near Helmsdale station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Around East Helmsdale, as everywhere, external mastic is only as good as the preparation behind it.

East Helmsdale is about 33 miles south of Thurso, in Highland. Across the KW8 area, we cover external mastic for homes and businesses. Across Highland, we cover 253 places, East Helmsdale among them.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in East Helmsdale

  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints
  • Concrete & block

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Avoid pressure-washing directly into sealant joints
  • Get split or bare joints resealed while the damage is small
  • Show decorators and builders where the movement joints are
  • Keep water from gutters off the wall

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

What affects the quote in East Helmsdale

For a quick quote, just ask. What matters most is:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The type of sealant required

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
