Honest limits

A few problems are outside what sealant work can do:

  • Cracking across the wall rather than at a joint
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that is not coming from the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

About our external mastic in Thrumster

For buildings in Thrumster, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We work on façade panels, copings & trims and joints between brick and frames, and common reasons people get in touch are leaking joints around cladding and façade panels and rigid filler in a joint that should flex.

In and around a place like Thrumster, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Walk round the building once a year and look at the joints
  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

What happens if it’s left?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Thrumster buildings and the weather

Thrumster is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Rented homes near Wick station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. In and around Thrumster, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Thrumster is about 20 miles south-east of Thurso, in Highland. We provide external mastic to homeowners, landlords and businesses in Thrumster and the surrounding area, as part of our work across Highland. Across Highland, we cover 253 places, Thrumster among them.

Here we cover the KW1 postcode area for external mastic. Streets in the area include Finlayson Place, Bella Mackay Place and Stewart Crescent. We also cover Whiterow (3 miles north-east), Haster (4 miles north), Wick (4 miles north-east), Staxigoe (5 miles north-east) and Ackergillshore (6 miles north). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

FAQs for Thrumster

Does living near the coast affect external mastic in Thrumster?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Thrumster within the area you cover?

Yes, Thrumster is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

How do I get a quote for external mastic in Thrumster?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first.

When will the joints need doing again?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • The number of rooms or windows
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Photos by email, if that is easy
  • The address or postcode of the job

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes anything from a few hours to several days, depending on the building. Around Thrumster, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
