Glazing silicone for Thrumster homes and businesses

Glazing silicone in Thrumster

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that is suited to glass and the frame, and we tool it to a neat, even finish. We work on shower screens, glass-to-glass joints and conservatory frames, and the jobs we see most are a quick top-up bead that didn’t last and black or yellowed silicone on glass joints.

Outdoor sealant needs a dry surface, so window work around Thrumster is planned around the weather. Let us know about access to every frame, including any upstairs.

All of our work is guaranteed for twelve months.

What affects the cost of glazing silicone

You will get a clear quote before we start. It takes into account:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • The number and length of the joints
  • Working hours on commercial sites

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Helping us quote

To make quoting easier, let us know:

  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Pictures of the joints, sent by email

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

Glazing silicone in Thrumster: local notes

Thrumster is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Letting a property close to Wick station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

What we’re called out for in Thrumster

Heat and cold make glass and frames move, and they do not move by the same amount. Over years, that movement tears the silicone.

Keep an eye out for these signs:

  • Mouldy sealant around glass panels
  • Shower screens leaking along the wall or tray
  • Drips on the inside of a conservatory window
  • Silicone pulling away from the glass

Around Thrumster, as everywhere, glazing silicone is only as good as the preparation behind it.

FAQs for Thrumster

Is Thrumster within the area you cover?

Yes. Thrumster is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect glazing silicone in Thrumster?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you replace glass?

No. A misted unit has failed inside and needs replacing by a glazier.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How do I get a quote for glazing silicone in Thrumster?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you just put new silicone over the old?

Topping up is a common cause of leaks. A proper job means cutting out, cleaning and resealing.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

How long does the job take?

That depends on how much there is to do, but most jobs take anything from an hour or two to most of a day, depending on the size of the job. We will tell you when we quote.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, depending on how many joints need doing. Outside jobs in Thrumster need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

Advice

Why deal with it now?

If the problem is a misted unit or a broken panel, sealant won’t help. We’ll tell you that rather than seal it anyway and point you to a glazier or roofer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
