Windows and doors in Thrumster

Thrumster is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Wick station, any sash windows need sound mastic to keep draughts and rain out.

Thrumster is about 20 miles south-east of Thurso, in Highland. Thrumster gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Highland, we cover 253 places, Thrumster among them.

Sand mastic in Thrumster

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. Common call-outs are for cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather, on brick reveals, tenement windows and stone surrounds.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a 12-month guarantee.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for a single window, longer for several. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

Advice

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Have rotten timber repaired before new mastic goes in
  • Clear gutters so water doesn’t pour onto the windows
  • Ask us before painting near the mastic
  • Avoid patching sand mastic with silicone

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

How the job changes by surface

Tenement and terrace windows

Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

How we quote for sand mastic

Your quote is based on your job. We take into account:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • The number and length of the joints
  • The number of rooms or windows

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

To help us quote quickly, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • The rough size of the job
  • How we’d reach the joints

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.

Common problems we fix in Thrumster

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

Keep an eye out for any of the following:

  • Patchy fillers round a sash window
  • Crumbling sand mastic round a window
  • Open joints round the window box
  • A silicone bead on a sash window that spoils the look

In and around Thrumster, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

10 questions to ask before booking

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Thrumster questions

Is sand mastic in a coastal place like Thrumster any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Thrumster?

Yes, Thrumster is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we will ask.
