Window mastic near Thrumster

Window mastic for homes and businesses in Thrumster

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have white mastic on grey or black frames and leaking joints at the ends of sills, we can help, whatever the surface.

In and around a place like Thrumster, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we are called out for in Thrumster

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Signs it’s time to call us include:

  • Water coming in at the bottom corners of a door
  • Untidy mastic left by window fitters
  • Cracked internal joints between frame and plaster
  • Mastic that’s falling out in pieces

If you let a flat or house near Wick station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are

How to choose a mastic man

What we cannot put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • Soft or decayed wood in the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Patio & French doors
  • Aluminium frames
  • uPVC windows
  • Timber windows & doors
  • Composite doors
  • Window sills

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Thrumster, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Questions from Thrumster

Does living near the coast affect window mastic in Thrumster?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Do you cover smaller places like Thrumster?

Yes, Thrumster is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you seal inside as well as outside?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Can you do upstairs windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

What window mastic looks like in Thrumster

Thrumster is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Thrumster, as everywhere, window mastic is only as good as the preparation behind it.

The process

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a morning for a couple of windows and a door, and we explain the cure time before we leave. Outdoor work around Thrumster depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children
