Window mastic in Staxigoe, done properly
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on aluminium frames, patio & French doors and uPVC windows, and common reasons people get in touch are water coming in at the bottom corners of a door and untidy mastic left by window fitters.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
There’s a 12-month guarantee on every job.

Windows and doors in Staxigoe
Staxigoe is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you look after a building such as Wick High School, larger buildings have plenty of frames, and the mastic around each one ages.
Staxigoe is about 19 miles south-east of Thurso, in Highland. Staxigoe gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 253 places across Highland, from the larger towns to small villages.
Postcode districts we cover here for window mastic: KW1. If you need window mastic at a property on Elzy Road, Bobby Coghill Avenue and Elzy Place or anywhere close by, our applicators can take on the job. If you are just outside Staxigoe, we cover Wick (1 mile south-west), Ackergillshore (2 miles north-west), Whiterow (3 miles south-west), Reiss (4 miles north-west) and Haster (4 miles west). If you’re somewhere remote, a little more planning is needed, so mention it when you ask for a quote.
Local landmarks in Staxigoe
Locally, jobs take us to homes and businesses close to Bignold Park. Staxigoe’s nearest station is Wick station, about 1.7 miles south-west of the centre. Well-known places in the area include Castle Sinclair Girnigoe (1.6 miles north) and Wick Heritage Museum (1.6 miles south-west). Not far away are Loch Hempriggs.
Common problems we fix in Staxigoe
Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. That’s what backing rod is for.
Any of these means the joints need attention:
- Cold air getting in at the frame edge
- Cracked sealant at the sill ends
- White mastic on grey or black frames
- Untidy mastic left by window fitters
If you let a flat or house near Wick station, renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before you book
- Is the old sealant removed completely?
- What product goes in the joint
- What happens if they find a problem under the old sealant
- How long to leave it before use
Surface by surface
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
Leave it or put it right?
If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In an older home around Staxigoe, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Why us?
- We leave the area clean and tidy
- A choice of colours where the product allows
- Approved under the ARBOMaster scheme
- Colour agreed with you before any work starts
What affects the quote in Staxigoe
Call for a quick quote. What matters most is:
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- When we can work, for business premises
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Pictures of the joints, sent by email
- If someone has resealed it before
- What’s wrong with the joints now
- The rough size of the job
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
What happens on the day
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for a few frames, or a day or more for a whole house for a typical job. Outdoor work around Staxigoe depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Let us know about parking restrictions
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area

FAQs for Staxigoe
I let a flat near Wick station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Is window mastic in a coastal place like Staxigoe any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Can I paint over the new sealant?
Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
