Common problems we fix in Cannich

Some movement joints have been pointed up with mortar by mistake. The joint cannot move, so the wall cracks somewhere else instead.

The problems people generally mention when they call are:

  • Water getting into walls through failed joints
  • Failed seals between different materials
  • Brick movement joints where the sealant has split
  • Sealant pulling away from one side of the joint

In and around Cannich, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How we handle external mastic in Cannich

For buildings in Cannich, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you are dealing with sealant pulling away from one side of the joint and rain getting behind render or cladding at a joint, we can help, whatever the surface.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

There’s a 12-month guarantee on every job.

What external mastic looks like in Cannich

The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Our Lady and St Bean's Rc Chapel, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Cannich is about 22 miles south-west of Inverness, in Highland. Cannich gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 253 towns and villages across Highland, from the larger towns to small villages.

Work in IV4 works the same way as everywhere else we cover. Whether your property is on Bein Achairen View and Maccoll Road or a nearby road, our applicators can take on the job. Neighbouring places we cover for external mastic include Invermoriston (10 miles south-east), Drumnadrochit (10 miles east), Lewiston (11 miles east), Glen Moriston (12 miles south) and Kiltarlity (12 miles north-east). If you are somewhere remote, a little more planning is needed, so let us know when you get in touch.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Subsidence or other structural problems
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Concrete & block

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Cannich need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

  • Keep pets and children clear of the area while we work

Cannich: your questions answered

Can you do external mastic in Cannich?

Yes, Cannich is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on external mastic in Cannich?

All our work, in Cannich and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you use backing rod?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces with primer where required.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

What is a movement joint?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before any work starts from the range available.

What the job involves on each surface

Cladding and façade panels

If the façade has a specified sealant, that is what we use. Tell us what the building has when you get in touch.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Fix overflowing gutters above sealed joints
  • Act on the first splits you see
  • Point out the joints to other trades
  • Keep high-pressure jets off the joints

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
