How we handle gutter sealing in Cannich

We work across Cannich on leaking gutter joints and roofline trims. Single-storey and low gutters are simple to reach and if it’s higher up, let us know and we’ll confirm what access is needed. If you have cracked sealant along roofline trims and water running down the wall below the gutter, we can put it right.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Cannich questions

Is there a guarantee on gutter sealing in Cannich?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Cannich for gutter sealing?

Yes, Cannich is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you install new fascias or gutters?

No. We seal leaking joints, end caps and trims. Replacement needs a gutter installer or roofer.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Will sealing fix a sagging gutter?

Sealing a sagging joint won’t last. A gutter installer needs to refix it, and we will tell you if that’s what we find.

What about gutters on a second or third storey?

Single-storey work is the most straightforward. We’ll confirm the access for higher gutters before we book.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Cannich, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Leave it or put it right?

If the problem is a blocked downpipe, sealing will not help. We check the cause first and tell you if something else is needed. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Rotten or damaged fascia boards
  • Problems with the roof covering
  • Brackets that have snapped or loosened

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Gutter joints
  • Roofline trims
  • Soffit joints
  • Garage door frames
  • uPVC fascias
  • Gutter end caps

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take an hour or two for a few joints, longer for a full run. Somewhere like Cannich may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by tracing the leak and checking the gutter itself is sound.
  2. We clean out the joint and take out the old sealant.
  3. The joint is dried, because sealant won’t bond to a wet surface.
  4. Gutter or exterior sealant is applied and finished.
  5. We check the run and clear any debris we find while we’re there.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions

Common problems we fix in Cannich

Overflowing gutters can look like leaking joints. A blocked downpipe makes water back up so we check the cause first.

Any of these means the joints need attention:

  • Cracked sealant along roofline trims
  • Damp patches inside below a leaking gutter
  • Failed sealant on a garage door frame
  • Drips from gutter joints and end caps

For an older house near a landmark such as Our Lady and St Bean's Rc Chapel, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • Are they insured?
  • Is the old sealant removed completely?
