External mastic in Shiel Bridge

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you have movement joints filled with mortar instead of sealant and panel joints letting water in, we can help, whatever the surface.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Common questions in Shiel Bridge

Will you come out to Shiel Bridge?

Yes, Shiel Bridge is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Shiel Bridge in your area for external mastic?

Yes, Shiel Bridge is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

How do you reach high-level joints?

That depends on the building and the joints. Where joints can be reached safely, we’ll do them. Give us some details and we’ll confirm the access.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them
  • Cracking across the wall rather than at a joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What the job involves on each surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

The process

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the building. Outdoor work around Shiel Bridge depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

Do you need external mastic in Shiel Bridge?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Common reasons people contact us include:

  • Damp patches traced to an open external joint
  • Brick movement joints where the sealant has split
  • Plants rooting in failed movement joints
  • Joints pointed up with cement by mistake

Around Shiel Bridge, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • How the colour is chosen
  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are
  • What happens if they find a problem under the old sealant

How we quote for external mastic

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • The number and length of the joints
  • The number of rooms or windows
  • Mould in or behind the old joints

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Where the job is, and your postcode
  • If someone has resealed it before
  • Pictures of the joints, sent by email

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Tell anyone working on the walls about the movement joints
  • Keep movement joints as flexible joints, not mortar
  • Act on the first splits you see
  • Deal with leaking gutters that soak the joints below

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

External mastic in Shiel Bridge: local notes

Shiel Bridge is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Shiel Bridge is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

For jobs in and around Shiel Bridge, choosing the right material for each joint is as important as a tidy finish.
