External mastic for homes and businesses in Miltown

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on joints between brick and frames, render & cladding joints and copings & trims, and people most often call us about weeds or debris growing in open joints and failed sealant between panels on a façade.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep movement joints as flexible joints, not mortar
  • Leave the joints unpainted unless we have said otherwise
  • Keep water from gutters off the wall
  • Clear growth from the base of walls and joints

Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

Why deal with it now?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What the job involves on each surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best.

Landlord and commercial work in Miltown

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What happens on the day

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the building. Around Miltown, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Your questions about external mastic in Miltown

Do you cover smaller places like Miltown?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Miltown in your area for external mastic?

Yes, Miltown is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Miltown.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

When something else is needed

It helps to know what we cannot do too:

  • Loose or hollow render, which needs re-rendering
  • Cracking across the wall rather than at a joint
  • Movement that is more than a sealant joint can take

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Joints between brick and frames

When to call us in Miltown

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

Most people get in touch when they notice something like this:

  • Sealant that has lost its bond to the brick or render
  • Panel joints letting water in
  • Brick movement joints where the sealant has split
  • Cracked joints where brick meets render or frames

In and around Miltown, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • How the colour is chosen

What external mastic looks like in Miltown

Miltown is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Whether the job is in Miltown itself or nearby, the right material for each joint matters as much as a neat finish.
