Applecross External Mastic
External mastic for Applecross and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Sealant that has lost its bond to the brick or render
- Rain getting behind render or cladding at a joint
- Moss and dirt in joints with no sealant left
How we handle external mastic in Applecross
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. If you have rigid filler in a joint that should flex and gaps where render, brick and frames meet, we can put it right, whatever the surface.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the damage spreads beyond the joint. Around Applecross, water from a failed joint in an older stone home can soak into timber and plaster.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
Why book with us
- Fully insured
- Domestic, commercial and hotel work
- Sealant colour chosen to suit
- Every job guaranteed for a year
Do you need external mastic in Applecross?
Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.
Common reasons people contact us are:
- Rigid filler in a joint that should flex
- Movement joints with cracked, split or missing sealant
- Gaps where render, brick and frames meet
- Damp patches traced to an open external joint
Around Applecross, as everywhere, external mastic is only as good as the preparation behind it.
What to look for in a quote
- Whether the sealant suits the joint
- How much experience the applicator has
- How long the guarantee is
- What insurance they hold
Surface by surface
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Send us any details you have about the façade.
Questions from Applecross
Is Applecross within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect external mastic in Applecross?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages to suit the site.
Can you match the colour of my brickwork?
We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before we start, matched as closely as the range allows.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Applecross may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
How to get a quote

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Structural movement, which needs a surveyor or engineer
- Render that is blown, hollow or coming away
- Adding movement joints to masonry that has none
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Render & cladding joints
- Façade panels
- Copings & trims
- Brickwork movement joints
- Joints between brick and frames
- Concrete & block

Walls and rooflines in Applecross
Applecross is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
If you live in an older home near Old Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
