External mastic in Forss

External mastic for homes and businesses in Forss

Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. If you have water getting into walls through failed joints and hard, crazed mastic that has stopped moving, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Tell anyone working on the walls about the movement joints
  • Have failed joints looked at early
  • Check external joints each spring
  • Make sure movement joints are not pointed over

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Render that’s blown, hollow or coming away
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

External mastic in Forss: local notes

Forss is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Forss, as everywhere, external mastic is only as good as the preparation behind it.

What we are called out for in Forss

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

These are the problems we’re asked about most:

  • Sealant that has lost its bond to the brick or render
  • Movement joints filled with mortar instead of sealant
  • Leaking joints around cladding and façade panels
  • Joints with sealant missing in places

If you let a flat or house near Thurso station, split movement joints are easy to miss on a rental until damp shows inside.

Questions to ask before booking

  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared
  • How hidden problems are handled
  • What insurance they hold

How to choose a mastic man

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • The old material and how stubborn it is

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any access issues, like height or stairs
  • The rough size of the job
  • The type of property
  • Where the property is

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

For landlords and businesses

We also work for property managers and facilities teams in Forss and across Highland. Several sites can go on one quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Your questions about external mastic in Forss

Is external mastic in a coastal place like Forss any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

I let a flat near Thurso station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is the work guaranteed?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We’ll tell you when we quote.

Do you work at height?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

What we do, step by step

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
