External mastic in Melvich
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. Common call-outs are for sealant that has lost its bond to the brick or render and joints with sealant missing in places, across copings & trims, concrete & block and façade panels.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we can’t put right
New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:
- Adding movement joints to masonry that has none
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Subsidence or other structural problems
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Brickwork movement joints
- Copings & trims
- Render & cladding joints
- Façade panels
- Concrete & block
- Joints between brick and frames
How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building, and the area is left clean. Outdoor work around Melvich depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit
How to get a quote
Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.
Advice
Surface by surface
Cladding and façade panels
Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Melvich questions
Does the coastal weather in Melvich affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Is Melvich within the area you cover?
Yes. Melvich is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Is there a guarantee?
Yes, always. There’s a 12-month guarantee on every job, large or small.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What affects the cost of external mastic
Your quote is based on your job. We look at:
- The size of the job
- Any working-time requirements on site
- How easy the joints are to reach
- How many rooms, windows or areas are involved
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
When you contact us, these details help:
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
- The problem you’ve noticed
- How we’d reach the joints
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Outside joints around Melvich
Melvich is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Whether the job is in Melvich itself or nearby, the right material for each joint matters as much as a neat finish. Around Melvich, as everywhere, external mastic is only as good as the preparation behind it.
