External mastic in Altnaharra

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. If you’re dealing with joints with sealant missing in places and leaking joints around cladding and façade panels, we can help, whatever the surface.

External sealant needs dry surfaces, so outdoor work around Altnaharra is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. For a place like Altnaharra, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

What we’re called out for in Altnaharra

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

The most common problems we see are:

  • Weeds or debris growing in open joints
  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Gaps where render, brick and frames meet

In and around Altnaharra, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Altnaharra buildings and the weather

The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For jobs in and around Altnaharra, choosing the right material for each joint is as important as a tidy finish.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracking across the wall rather than at a joint
  • Subsidence or other structural problems
  • Render that’s blown, hollow or coming away

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Brickwork movement joints
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames

Looking after it afterwards

So the new joints stay in good condition:

  • Point out the joints to other trades
  • Do not let climbing plants root in the sealant
  • Leave the joints unpainted unless we’ve said otherwise
  • Act on the first splits you see

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
