External mastic in Farr
A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We’re often asked to deal with water getting into walls through failed joints and sealant that has lost its bond to the brick or render, on render & cladding joints, joints between brick and frames and façade panels.
External sealant needs dry surfaces, so outdoor work around Farr is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
You get a one-year guarantee, the same in Farr as everywhere else we work.

What the job involves on each surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Walls and rooflines in Farr
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For jobs in and around Farr, choosing the right material for each joint is as important as a tidy finish.

What else we do in Farr
What affects the quote in Farr
Some jobs are bigger than they look, and some smaller. The main factors:
- Access and height
- The number and length of the joints
- How many rooms, windows or areas are involved
- When we can work, for business premises
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.
Helping us quote
What to tell us when you ask for a quote:
- The type of property
- Where the job is, and your postcode
- A few pictures by email, if you can
- Any previous sealing or DIY work
Want a quote for external mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we cannot put right
It helps to know what we cannot do:
- Movement that’s more than a sealant joint can take
- Failed render or damaged cladding panels
- Rising or penetrating damp from elsewhere in the wall
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we are called out for in Farr
Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
These are the problems we are asked about most:
- Panel joints letting water in
- Damp patches traced to an open external joint
- Brick movement joints where the sealant has split
- Old sealant gone brittle and cracked
In and around Farr, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- What insurance they hold
- Whether they seal over old material or remove it
- Is VAT in the price?
- How much experience the applicator has
Farr questions
Is there a guarantee on external mastic in Farr?
All our work, in Farr and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you do external mastic in Farr?
Yes, Farr is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
How long should I leave it?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can you match the colour of my brickwork?
We choose a sealant colour to suit the brick, stone or render, so the joint sits quietly in the wall. Exterior sealants come in a good range of colours.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How the visit works
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work

Why deal with it now?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
