What bathroom resealing looks like in Clo Mhuillin
Clo Mhuillin is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Clo Mhuillin has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For an older house near a landmark such as Ardgour Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing in Clo Mhuillin, done properly
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We’re often asked to deal with shrunken sealant along the back of a worktop and a reseal done over the top of the old bead, across wet rooms, basins & vanity units and shower trays & enclosures.
In and around a place like Clo Mhuillin, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
You get a 12-month guarantee, the same in Clo Mhuillin as everywhere else we work.

What else we do in Clo Mhuillin
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Signs you need bathroom resealing in Clo Mhuillin
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
It’s worth asking for a quote if you see:
- Damp behind the bath or under the tray
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
- Leaking joints on a shower screen
Around Clo Mhuillin, as everywhere, bathroom resealing is only as good as the preparation behind it.
What to look for in a quote
- What insurance they hold
- How long the guarantee is
- Which colour the sealant will be
- Who does the work, and how experienced they are
Why act early in Clo Mhuillin
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Avoid abrasive pads on the sealant
- Wipe up water along the back of the worktop
- Open a window or run the fan so the room dries
- Wait for the cure time we give you
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
How it works
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a couple of hours for a single bath or shower. Outside jobs in Clo Mhuillin need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints

What affects the cost of bathroom resealing
You’ll get a clear quote before any work starts. It takes into account:
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- Any working-time requirements on site
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking

FAQs for Clo Mhuillin
Do you work in hotels near Clo Mhuillin?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Can you do bathroom resealing in Clo Mhuillin?
Yes. Our work covers the whole of Scotland, and Clo Mhuillin is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
