Bathroom & kitchen resealing in Ballachulish, Highland
Bathroom resealing across Ballachulish and nearby, with every bit of old sealant taken out first.
- Gaps between the worktop and the wall
- Two layers of silicone, both failing
- Splits where the tray meets the wall
Bathroom resealing in Ballachulish
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you are dealing with splits where the tray meets the wall and shrunken sealant along the back of a worktop, we can help, on shower trays & enclosures, sinks & splashbacks and basins & vanity units alike.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Big or small, you get the same one-year guarantee in Ballachulish and across Highland.

What sealant work cannot fix
A few problems are outside what sealant work can do:
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What happens on the day
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Somewhere like Ballachulish may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Mention any sign-in or site rules at work premises
- Clear the area around the work
- Let us know about stairs, lifts or work at height

Advice
Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Bathroom resealing around Ballachulish
Ballachulish is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For jobs in and around Ballachulish, choosing the right material for each joint is as important as a tidy finish.

When to call us in Ballachulish
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
It’s worth asking for a quote if you see:
- A bead that has pulled away from the tiles
- Shrunken sealant along the back of a worktop
- Lumpy, uneven sealant from a DIY attempt
- Failed sealant on the screen profile
Around Ballachulish, as everywhere, bathroom resealing is only as good as the preparation behind it.
What to look for in a quote
- Whether the sealant suits the joint
- Is VAT in the price?
- What guarantee comes with the work
- How the surfaces are prepared before sealing
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep an eye on the corners, where splits start
- Don’t let bottles sit on the bead
- Keep scourers and sharp tools away from the bead
- Let new sealant cure fully before it gets wet
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Questions from Ballachulish
Can you do bathroom resealing in Ballachulish?
Yes. We work across all of Scotland, and Ballachulish is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Ballachulish?
Yes, Ballachulish is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Why act early in Ballachulish
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
