Glazing silicone for homes and businesses in Clo Mhuillin

Glass replacement is not something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints and that’s often where the water gets in. We work on glass balustrade bases, glass-to-frame joints and rooflights, and common reasons people get in touch are failed joints on frameless glass and mouldy sealant around glass panels.

Mastic can only go onto a dry joint, so outside work in Clo Mhuillin depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

All of our work is guaranteed for twelve months.

What the job involves on each surface

Glass balustrade bases

The base joint is cut out and resealed. We don’t install or replace glass.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Do you need glazing silicone in Clo Mhuillin?

Dirt and grease stop silicone sticking. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.

Most people get in touch after spotting one of these:

  • Cracked silicone between glass panels
  • Water getting into a conservatory at the joints
  • Leaking glazing joints on a rooflight
  • Black or yellowed silicone on glass joints

For an older house near a landmark such as Ardgour Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Common questions in Clo Mhuillin

Is glazing silicone in a coastal place like Clo Mhuillin any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Clo Mhuillin in your area for glazing silicone?

Yes. We work across all of Scotland, and Clo Mhuillin is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once.

Do you reseal glass shower screens?

Yes, we do these often. We use anti-fungal silicone suited to bathrooms.

How much does glazing silicone cost in Clo Mhuillin?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Clo Mhuillin homes and the weather

Clo Mhuillin is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Clo Mhuillin is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

In and around Clo Mhuillin, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

How to look after the new joints

To keep the joints looking good and working properly:

  • Look over the glazing joints once a year
  • Keep scrapers and blades away from the silicone
  • Stick to mild cleaners on glass
  • Do not leave a drip for the next storm

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below long before you see it.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from an hour or two to most of a day, depending on the size of the job. For a place like Clo Mhuillin, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We look over every joint and, where we can, test it with water.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What we can’t put right

New sealant can’t fix everything, and we will tell you before we start. It will not solve:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A sagging or failing conservatory roof
  • A frame that needs repairing or replacing

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Glass balustrade bases
  • Shower screens
  • Conservatory frames
  • Rooflights
  • Glass-to-glass joints
  • Glass-to-frame joints

Why deal with it now?

A leaking joint will not fix itself. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. In an older home around Clo Mhuillin, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
