Fire rated sealant for homes and businesses in Ganavan
A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over. Common call-outs are for old fire sealant that has split or come away and holes left by a change of layout, across door frames, flats & HMOs and service penetrations.
In a smaller place like Ganavan, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Each job carries a 12-month guarantee, whatever its size.

Why act early in Ganavan
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. In an older home around Ganavan, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Ganavan questions
Do Scottish building rules affect fire-rated sealant work in Ganavan?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Can you help a landlord with a rental near Oban station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Where do you work from?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Can you fill the gap behind a fire door frame?
Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door leaf and its hardware need a door specialist.
What fire rating will the seal have?
We don’t certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and list the locations and products for you.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
How it works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Ganavan need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start with the survey or action list, checking the size and surfaces of every gap.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- Finally, we list where we worked and what we used, for your records.
How to prepare
- Clear items away from the joints we’re working on
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Do not paint over fire sealant until it has cured
- Allow for resealing whenever new services are run
- Get damaged fire seals looked at promptly
- Look in service cupboards and ceiling voids from time to time
Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.

What the job involves on each surface
Flats and HMOs
Conversions usually leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product.
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
What we cannot put right
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Assessing a building’s fire safety
- Fire doors that need new seals, closers or hardware
- Certifying a building or signing off its fire safety
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
