Glazing Silicone in Ganavan
Glazing joints in Ganavan need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Leaking glazing joints on a rooflight
- Glass-to-glass joints that have split
- Sealant that was laid over old silicone and failed
The process
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, depending on how many joints need doing. Outside jobs in Ganavan need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- We check the joints and, where safe, run water over them.

Glazing silicone in Ganavan, done properly
Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. If you’re dealing with failed sealant around rooflight glass and new silicone smeared over old sealant, we can help, whatever the surface.
Mastic can only go onto a dry joint, so outside work in Ganavan depends on the weather. Let us know about access to every frame, including any upstairs.
Whatever the size of the job, it’s backed by our one-year guarantee in Ganavan and across Argyll and Bute.

Questions from Ganavan
Do you cover smaller places like Ganavan?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Oban station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Can you fix a leaking conservatory?
That depends where the water is getting in. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.
Can you do several jobs on one visit?
Yes. Just list everything you need and we will quote it together.
How long does the job take?
A typical job takes anything from an hour or two to most of a day, depending on the size of the job. We’ll confirm how long when we quote.
Leave it or put it right?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Work for landlords, hotels and businesses
If you manage several properties in or around Ganavan, several properties can go on one quote. Just tell us the addresses and what each one needs.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Inspect the sealant on glazing annually
- Avoid strong solvents on or near the sealant
- Avoid scraping close to the bead
- Get a new leak looked at quickly
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix, before water gets in.
If silicone on glass has cracked, water is already getting in. Resealing now is a small job compared with fixing water damage later.
What we are called out for in Ganavan
UV light ages silicone and roof joints get the most sun. Old silicone hardens, cracks and loses its grip on the glass.
Any of these means the joints need attention:
- Leaks where conservatory glass meets the frame
- Glazing silicone that has cracked or come away
- Black or yellowed silicone on glass joints
- Water running down inside the glass
Letting a property close to Oban station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.
Questions to ask before booking
- When the joint can take water or movement
- Whether they’re fully insured
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- Structural problems with a conservatory roof
- Condensation trapped between two panes
- Frames that have decayed or split
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Ganavan homes and the weather
Ganavan is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Schools such as Oban High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
