Fire rated sealant in Portnahaven

What fire rated sealant looks like in Portnahaven

If you run a hotel, guest house or holiday let in a coastal place like Portnahaven, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Portnahaven Church, service openings in its walls need the right fire-rated sealant, as in any building.

Portnahaven (Gaelic: Port na h-Abhainne) is in Argyll and Bute. Jobs in Portnahaven get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Across Argyll and Bute, we cover 118 places, and Portnahaven is one of them.

We work across PA47 for fire rated sealant and the streets around it. Local streets include High Street, Shore Street and Church Street, and we cover them all. Nearby, we also carry out fire rated sealant in Bun Othan (1 mile south), Port Charlotte (6 miles north-east), Bowmore (10 miles north-east), Imeraval (12 miles east) and Port Ellen (13 miles east). If you are somewhere remote, a little more planning is needed, so mention it when you ask for a quote.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

What affects the cost of fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • How much there is to do
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Check risers, ceiling voids and cupboards during building checks
  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Questions from Portnahaven

Is Portnahaven within the area you cover?

Yes, Portnahaven is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

How do Scotland’s building regulations apply to fire-rated sealant in Portnahaven?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used, so you have it on file.

What information do you need?

A short description and the location. If we need more, we will ask.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Do you need fire rated sealant in Portnahaven?

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Keep an eye out for any of the following:

  • Linear gaps at the head of walls
  • Joints picked up in a fire-stopping survey
  • Old fire sealant that has split or come away
  • New service routes left unsealed after building work

Around Portnahaven, as everywhere, fire rated sealant is only as good as the preparation behind it.

Questions to ask before booking

  • How much experience the applicator has
  • How long to leave it before use
  • How the colour is chosen
  • Are they insured?

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both, following the tested detail.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
