When to call us in Ardchonnell

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.

The problems people generally mention when they call are:

  • Fire seals that have cracked with movement
  • Gaps where walls meet ceilings or slabs
  • Open gaps behind door architraves
  • Gaps around pipes and cables through fire-resisting walls

Around Ardchonnell, as everywhere, fire rated sealant is only as good as the preparation behind it.

Fire rated sealant in Ardchonnell

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. If you are dealing with seals cut through by electricians, plumbers or data installers and unsealed gaps around fire door frames, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Whatever the size of the job, you get the same 12-month guarantee in Ardchonnell and across Argyll and Bute.

Questions from Ardchonnell

Do you cover smaller places like Ardchonnell?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Ardchonnell for fire rated sealant?

Yes, Ardchonnell is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Will you assess my building’s fire safety?

No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long will you be here?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Around Ardchonnell, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Preparing for the visit

  • Let us know about parking restrictions
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

What the job involves on each surface

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the sealant bonds.

What affects the quote in Ardchonnell

You will get a clear quote before we start. It takes into account:

  • The number and length of the joints
  • Any working-time requirements on site
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Asking for a quote

To make quoting easier, please include:

  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Don’t paint over fire sealant until it has cured
  • Photograph sealed gaps before they’re covered up
  • Ask every contractor to reseal any fire stopping they disturb

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

For buildings such as Dalavich Church, older buildings that have had new heating or wiring often have service gaps worth checking.
