Fire rated sealant in Bullwood, done properly

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. We work on service penetrations, flats & HMOs and plasterboard & masonry, and people most often call us about cracked or shrunken fire-rated sealant and ordinary sealant used where a fire-rated product was needed.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Questions from Bullwood

Do you work for hotels and guest houses in Bullwood?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Inverkip station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

How long does fire rated sealant take?

A typical job takes anything from a few hours to several days, depending on how many gaps there are, including preparation and clearing up. We’ll confirm how long when we quote.

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Quotes for fire rated sealant in Bullwood

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The amount of work

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • A few pictures by email, if you can
  • Any access issues, like height or stairs
  • Roughly how big the job is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.

Service penetrations

New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth over any backing the detail calls for.

Common problems we fix in Bullwood

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

Look out for these signs:

  • Unsealed gaps around fire door frames
  • Fire seals that have cracked with movement
  • Seals cut through by electricians, plumbers or data installers
  • Gaps around pipes and cables through fire-resisting walls

Community buildings like Holy Trinity Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Certifying a building or signing off its fire safety
  • Openings too large for sealant, which need batts, boards or another system
  • Assessing a building’s fire safety

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Plasterboard & masonry
  • Linear gaps
  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations

The process

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Advice

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
