New homes and floors in Bullwood
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
Letting a property close to Inverkip station? Then gaps at skirtings and thresholds are worth sealing between tenancies. For site and facilities teams at buildings such as Dunoon Primary School And Janitor's House, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Floor joint sealing in Bullwood, done properly
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We are often asked to deal with open joints that fill with dirt and gaps opening between the floor and skirting, across tiled floors, thresholds and wet room & bathroom floors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Each job carries a 12-month guarantee, large or small.

For landlords and businesses
Housing providers, facilities teams and property managers book us too in Bullwood and across Argyll and Bute. We can quote a run of properties together.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Leave it or put it right?
Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Different surfaces, different methods
Skirting boards
Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking.
Commercial floors
Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.
Bullwood: your questions answered
Can you help a landlord with a rental near Inverkip station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you cover smaller places like Bullwood?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Why has a gap opened under my skirting?
Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
How long before the joint can take traffic?
It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.
How long does the job take?
As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Bigger jobs take longer, and we’ll tell you how long to expect.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Do you guarantee your work?
Yes, for a year. If anything is not right with the work within the year, let us know and we will sort it.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens on the day
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on the length of joint. Outside jobs in Bullwood need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
How to prepare
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
- Clear the area around the work
Getting a quote
Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.

What we are called out for in Bullwood
Caulk is the usual filler for skirting. It cracks where there’s movement or water, which is why so many skirting joints look broken.
The problems people normally mention when they call include:
- Failed joint filler in concrete floors
- Gaps between floors and kitchen plinths
- Gaps opening between the floor and skirting
- Grout cracking in a straight line across a floor
For buildings such as Holy Trinity Church, joints in its floors, skirtings and thresholds need resealing as they wear.
What your quote should include
- What guarantee comes with the work
- Which sealant they’ll use, and why
- Whether VAT is included
- Whether all the old sealant comes out first
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Check the sealant is paintable before decorating
- Don’t fill floor joints with caulk where they move or get wet
- Keep dirt out of the joints
- Look at floor joints each spring
Follow the cure time before walking on or cleaning the joint. Feet are usually fine before mopping or wheeled traffic.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
