Fire-rated sealant in Ardbeg, Argyll and Bute
Problem with your fire-stopping gaps in Ardbeg? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Ordinary sealant used where a fire-rated product was needed
- Old fire sealant that has split or come away
- Open joints along the top of partitions
Signs you need fire rated sealant in Ardbeg
Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It looks sealed, but it is not fire-rated.
Keep an eye out for any of the following:
- Gaps left after a refit or conversion
- Gaps where walls meet ceilings or slabs
- Unsealed gaps where pipes and cables go through a wall
- Gaps flagged on a fire risk assessment
If you look after a church, hall or community building such as Port Bannatyne Church, service openings in its walls need the right fire-rated sealant, as in any building.

How we handle fire rated sealant in Ardbeg
We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on pipe & cable gaps, plasterboard & masonry and service penetrations, and people most often call us about door frames with gaps between frame and wall and fire stopping disturbed by later work.
For holiday lets, guest houses and community buildings in or near Ardbeg, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Check risers, ceiling voids and cupboards during building checks
- Plan fire stopping into any work that goes through walls or floors
- Photograph sealed gaps before they’re covered up
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
What affects the cost of fire rated sealant
We don’t publish a price list, because jobs vary so much. What we look at:
- How many areas need sealing
- The size of the job
- Whether there’s mould to deal with
- Any working-time requirements on site
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before any work starts.
What to tell us for a quote
What to tell us when you ask for a quote:
- The rough size of the job
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, drop us a line at info@mrmastic.co.uk.
Why deal with it now?
Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. In a place like Ardbeg, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

FAQs for Ardbeg
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you work in hotels near Ardbeg?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you provide details of the products used?
Yes. We note each location and the product that went in.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you do fire sealant around door frames?
Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.
Do you guarantee your work?
Yes, always. Each job is guaranteed for twelve months.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.

Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment, flat by flat if needed.
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail.
When it isn’t the sealant
We will not take on work that will not last, so these are the limits:
- Openings too large for sealant, which need batts, boards or another system
- Assessing a building’s fire safety
- Issuing a fire rating or certificate for a building
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we do, step by step

We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. For a place like Ardbeg, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
