Bathroom resealing for homes and businesses in Inveraray

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Inveraray. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are damp behind the bath or under the tray and mouldy sealant that has gone black.

In and around a place like Inveraray, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Whatever the size of the job, you get the same one-year guarantee in Inveraray and across Argyll and Bute.

How to look after the new joints

Looking after new joints is easy:

  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Wipe the sealant dry after showering

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for a single bath or shower. Somewhere like Inveraray may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

Inveraray questions

Can you do bathroom resealing in Inveraray?

Yes. Our work covers the whole of Scotland, and Inveraray is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is Inveraray within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Do you work for landlords and businesses?

Yes, regularly. Several properties can be quoted together.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Different surfaces, different methods

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

What affects the quote in Inveraray

There’s no set price list. The quote depends on:

  • Any mould that needs treating
  • The amount of work
  • Whether the work is at height
  • The number of rooms or windows

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • The type of property

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Bathroom resealing around Inveraray

Inveraray is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In and around Inveraray, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. In the older streets around Inveraray Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • A leaking waste, trap or valve
  • A tray or bath that is cracked through
  • Tiles that have come away from the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
