Trusted sand mastic in Rahane

Rahane: your questions answered

I let a flat near Garelochhead station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is sand mastic in a coastal place like Rahane any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can old silicone round a sash window be swapped for sand mastic?

Yes, we do this often. The old silicone has to come out completely so the mastic beds in well.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Is the work guaranteed?

Our 12-month guarantee covers every job.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What’s sand mastic made of?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. If you are redecorating the window, ask us first and we will advise.

How we handle sand mastic in Rahane

Silicone on a period window often looks wrong and doesn’t suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. If you are dealing with tired mastic found when preparing windows for paint and old sand mastic that has cracked, crumbled or fallen out, we can help.

Mastic can only go onto a dry joint, so outside work in Rahane depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours for a single window, longer for several. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • Access and height
  • Any mould that needs treating

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • The problem you’ve noticed
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Looking after it afterwards

Looking after new joints is easy:

  • Make sure water runs off the sill
  • Take care around the mastic when scraping paint
  • Have rotten timber repaired before new mastic goes in
  • Ask the planning authority about consent for listed or conservation-area homes

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why it’s worth doing now in Rahane

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.

How the job changes by surface

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

Stone surrounds

The stone is treated with care when the old mastic comes out.

Windows and doors in Rahane

Rahane is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Historic houses such as Hill House, about 4.6 miles south-east, show how far back building around Rahane goes. For landlords with property near Garelochhead station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
