Trusted sand mastic in Cove

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

About our sand mastic in Cove

Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. Typical jobs include a silicone bead on a sash window that spoils the look and mastic dropping out of the joint, across timber door frames, tenement windows and stone surrounds.

In and around a place like Cove, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for a single window, longer for several. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Advice

Your questions about sand mastic in Cove

Is sand mastic in a coastal place like Cove any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Gourock station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll advise.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.

Is sand mastic better than silicone for my windows?

For period timber windows in stone or brick, sand mastic is often the better fit. Modern frames normally suit a flexible sealant, and we’ll explain why.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Get any rot dealt with first
  • Do not paint over the new mastic
  • Inspect the joints round the windows every year or so
  • Make sure water runs off the sill

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Leave it or put it right?

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new work lasts. In an older home around Cove, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Sand mastic in Cove: local notes

Cove is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Hill House (about 4.9 miles east) nearby, there’s older building stock in the area around Cove as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you let a flat or house near Gourock station, older sash windows in a rental need their mastic kept sound to keep the weather out.

It helps to know what we can’t do too:

  • Sashes that rattle, stick or will not open
  • Planning or listed building consent (your local planning authority decides)
  • Timber that has rotted

When to call us in Cove

Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.

It’s worth asking for a quote if you see:

  • Patchy fillers round a sash window
  • Tired mastic found when preparing windows for paint
  • Weathered mastic on the most exposed windows
  • Open joints round the window box

If you live in an older home near Craigrownie Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
