Need external mastic in Cove?

Why it’s worth doing now in Cove

Water gets in through a failed movement joint and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In an older home around Cove, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

External mastic for homes and businesses in Cove

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. We are often asked to deal with weathered mastic that no longer stretches and brick movement joints where the sealant has split, on render & cladding joints, brickwork movement joints and copings & trims.

Outside joints can only be sealed when they’re dry, so work in Cove depends on the weather. Let us know about access to every wall and roofline.

Big or small, it’s backed by our one-year guarantee in Cove and across Argyll and Bute.

Keeping the joints in good condition

Aftercare is simple:

  • Show decorators and builders where the movement joints are
  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Look over the joints every year, ideally after winter

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

Questions from Cove

Will you come out to Cove?

Yes. Cove is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect external mastic in Cove?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Is it OK to fill a movement joint with cement?

No. Rigid materials can’t move with the wall. If it has already been filled, we can generally cut it out and reseal it.

Landlords, agents and businesses in Cove

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Surface by surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap and keep the sealant to the right depth.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes anything from a few hours to several days, depending on the building. For a place like Cove, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Keep children and pets away from the work area

Advice

How we quote for external mastic

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Cove buildings and the weather

Cove is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In the older streets around Craigrownie Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Rented homes near Gourock station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
