Floor joint sealing for Cove homes and businesses

Joints and finishes in Cove homes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

For landlords with property near Gourock station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

About our floor joint sealing in Cove

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk normally cracks where there’s movement, so we close it with a flexible sealant instead. We work on thresholds, skirting boards and concrete floor joints, and common reasons people get in touch are open gaps along the bottom of skirting boards and failed seals where bathroom floors meet baths and panels.

Work in a place like Cove is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Cove and across Argyll and Bute. We can quote a run of properties together, and we are fully insured.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why deal with it now?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning or an afternoon for most homes in most cases. Somewhere like Cove may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Clear items away from the joints we are working on

Signs you need floor joint sealing in Cove

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

Keep an eye out for these signs:

  • Chipped and open joints in warehouse floors
  • Grout used at the floor edge instead of sealant
  • Cracked grout where a tiled floor needs a movement joint
  • Gaps at thresholds between rooms

For buildings such as Craigrownie Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What affects the cost of floor joint sealing

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • How much there is to do

Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

Asking for a quote

When you contact us, these details help:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • A few pictures by email, if you can

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What the job involves on each surface

Skirting boards

Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking in a colour to suit.

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

Questions from Cove

Do you cover smaller places like Cove?

Yes, Cove is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Cove for floor joint sealing?

Yes. We work across all of Scotland, and Cove is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where are you based?

We work from Crawley. Our applicators cover Cove, along with the rest of our area.

How long before the joint can take traffic?

That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.
