When to call us in Coulport

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

People generally contact us after spotting one of these:

  • Sealant pulling away from one side of the joint
  • Gaps where render, brick and frames meet
  • Moss and dirt in joints with no sealant left
  • Water getting into walls through failed joints

In and around Coulport, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

External mastic in Coulport

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement. If you are dealing with sealant pulling away from one side of the joint and panel joints letting water in, we can put it right, on façade panels, copings & trims and render & cladding joints alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Big or small, you get the same 12-month guarantee.

Common questions in Coulport

Does the coastal weather in Coulport affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you come out to Coulport?

Yes. Coulport is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is usually a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Coulport.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

How much does external mastic cost in Coulport?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Tell anyone working on the walls about the movement joints
  • Keep movement joints as flexible joints, not mortar
  • Leave the joints unpainted unless we’ve said otherwise
  • Keep high-pressure jets off the joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Render that is blown, hollow or coming away
  • Walls that need new movement joints cut into them

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. Around Coulport, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Tell us if parking is tricky

Advice

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.

Outside joints around Coulport

Coulport is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Garelochhead station, split movement joints are easy to miss on a rental until damp shows inside.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
