External mastic near Mambeg

How we handle external mastic in Mambeg

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on brickwork movement joints, façade panels and concrete & block, and the jobs we see most are gaps where render, brick and frames meet and rain getting behind render or cladding at a joint.

Outside joints can only be sealed when they’re dry, so work in Mambeg depends on the weather. Let us know about access to every wall and roofline.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

The process

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. The work generally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Mambeg need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before

Mambeg questions

Do you work for landlords with property near Garelochhead station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Does living near the coast affect external mastic in Mambeg?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

What does external mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

Do you have insurance?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Outside joints around Mambeg

Mambeg is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

If you let a flat or house near Garelochhead station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Common problems we fix in Mambeg

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.

These are the problems we are asked about most:

  • Cracked joints where brick meets render or frames
  • Movement joints filled with mortar instead of sealant
  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints

Around Mambeg, as everywhere, external mastic is only as good as the preparation behind it.

How to look after the new joints

After the cure time, these simple habits help:

  • Fix overflowing gutters above sealed joints
  • Make sure movement joints aren’t pointed over
  • Check external joints each spring
  • Keep high-pressure jets off the joints

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
