Bathroom resealing for Mambeg homes and businesses

Leave it or put it right?

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. In a place like Mambeg, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Bathroom resealing in Mambeg

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you are dealing with cracked, shrunken or lifting silicone and leaking joints on a shower screen, we can put it right, whatever the surface.

A bathroom in a place like Mambeg gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months, in Mambeg and everywhere else we cover.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the quote in Mambeg

Every job gets its own quote. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Which sealant suits the joint
  • How many areas need sealing

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Asking for a quote

To help us quote quickly, please include:

  • Where the property is
  • The type of property
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job, and we’ll come back to you with a quote.

Honest limits

We will not take on work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth
  • Give the silicone its full cure time

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Bathrooms and kitchens in Mambeg

Mambeg is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Garelochhead station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Around Mambeg, as everywhere, bathroom resealing is only as good as the preparation behind it.
