Bathroom resealing for homes and businesses in Rahane

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you email us at info@mrmastic.co.uk, and we will give you a clear price before any work starts. If you are dealing with damp behind the bath or under the tray and lumpy, uneven sealant from a DIY attempt, we can help.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job, whatever its size.

Common problems we fix in Rahane

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Gaps where the bath or tray has moved
  • Mouldy sealant that has gone black
  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away

For landlords with property near Garelochhead station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

10 questions to ask before you book

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Bathroom resealing around Rahane

Rahane is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

The quote reflects the job in front of us. We take into account:

  • Any mould that needs treating
  • The number and length of the joints
  • How many areas need sealing

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Questions from Rahane

Can you help a landlord with a rental near Garelochhead station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Rahane within the area you cover?

Yes. Rahane is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

What the job involves on each surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What happens on the day

The work is kept neat and contained to the joints we are treating. Expect the work to take a morning or an afternoon for most single baths and showers. Outside jobs in Rahane need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Related advice

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
