Rahane External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Rahane and across Argyll and Bute. Fully insured, ARBOMaster approved and guaranteed for a year.
- Joints where the bead has come unstuck
- Failed sealant between panels on a façade
- Hard, crazed mastic that has stopped moving
What we cannot put right
We will always be straight with you, so here’s what new sealant will not do:
- Cracks in the bricks or render themselves, away from the joints
- Render that is blown, hollow or coming away
- Cutting new joints into brickwork, which is building work rather than sealant work
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal

External mastic in Rahane, done properly
Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. If you’re dealing with damp patches traced to an open external joint and moss and dirt in joints with no sealant left, we can put it right, on joints between brick and frames, brickwork movement joints and concrete & block alike.
In and around a place like Rahane, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

The process
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. The work generally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Clear the area around the work
- Mention any parking rules near the property
- Mention any tricky access
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Rahane questions
Do you cover smaller places like Rahane?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Garelochhead station?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
How long should I leave it?
Cure times vary by product. Before we leave, we will tell you the cure time.
When will the joints need doing again?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Should I point up the gap in my brickwork?
No. Rigid materials cannot move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Why act early in Rahane
Sealing over the top of old mastic doesn’t hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
Why book with us
- Domestic, commercial and hotel work

Outside joints around Rahane
Rahane is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Rahane is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
For landlords with property near Garelochhead station, split movement joints are easy to miss on a rental until damp shows inside. Hill House, about 4.6 miles south-east, is one of the historic houses in the wider area around Rahane, and older homes nearby need a sealant that suits their walls.

How to look after the new joints
Aftercare is simple:
- Avoid pressure-washing directly into sealant joints
- Deal with leaking gutters that soak the joints below
- Check the sealant is paintable before painting near it
- Tell anyone working on the walls about the movement joints
Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
How the job changes by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
