Your questions about sand mastic in Ardbeg
Does the coastal weather in Ardbeg affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Can you do sand mastic in Ardbeg?
Yes. We work across all of Scotland, and Ardbeg is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
How long does the job take?
That depends on the amount of work, but as a guide it takes a few hours for a single window, longer for several. We’ll give you a better idea when we quote.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you offer different sealant colours?
Most of the time, yes. We will explain which colours are available.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Can you replace silicone on a period window with sand mastic?
In most cases. We remove the silicone and clean the joint, then point it with sand mastic.
How we handle sand mastic in Ardbeg
Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We are often asked to deal with mastic dropping out of the joint and gaps between timber frames and stone or brick, across brick reveals, stone surrounds and period & listed homes.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job, large or small.

What happens if it’s left?
Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Around Ardbeg, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.

Frames and glazing around Ardbeg
Ardbeg is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Castle Toward (about 2.1 miles north-east) nearby, there’s older building stock in the area around Ardbeg as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around Port Bannatyne Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Managing a site like Rothesay Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.
Ardbeg is about 9 miles north-west of Largs, in Argyll and Bute. Ardbeg gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Argyll and Bute coverage runs to 118 places, Ardbeg among them. Glasgow is on our list too, around 31 miles away.
Work in PA20 is quoted and booked the same way as anywhere else. That includes homes and businesses on Ardbeg Road, Ardmory Road and Marine Place. We also cover Port Bannatyne (1 mile north-west), Rothesay (1 mile south), Craigmore (1 mile south-east), Toward (3 miles east) and Innellan (5 miles north-east). We also work in nearby towns such as Dunoon (9 miles north-east), An Tairbeart (14 miles west) and Sandbank (10 miles north-east). For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

What affects the cost of sand mastic
We quote each job individually. This is what makes a difference:
- The number and length of the joints
- Access and height
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
Before you ask for a quote, have a think about:
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- How we’d reach the joints
- Any previous sealing or DIY work
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to a full day, depending on how many windows. Somewhere like Ardbeg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
How to prepare
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
How to get a quote
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
