New build mastic for Kilmacolm homes and businesses

Why deal with it now?

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. If you’re unsure which you have, drop us a line at info@mrmastic.co.uk with photos and we’ll give you a straight answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

About our new build mastic in Kilmacolm

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on bathrooms & en suites, kitchens and plot handovers, and common reasons people get in touch are beads laid onto grit and dust from the build and skirting joints opening in the first winter.

For a place like Kilmacolm, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Your job is guaranteed for a year, as with all our work.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Don’t wait for the house to settle if water is getting through
  • Report sealant problems to your builder during the snagging period
  • Keep water off fresh sealant until it has cured
  • Clean sealant with mild detergent, not abrasives

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Your warranty claim itself, which is between you and the builder
  • Structural cracks in walls or ceilings
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and finishes in Kilmacolm homes

Kilmacolm is within about 3 miles of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Langbank station, it’s worth checking the sealant early, while snags are still fresh. In and around Kilmacolm, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

FAQs for Kilmacolm

I let a flat near Langbank station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you do new build mastic in Kilmacolm?

Yes, Kilmacolm is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Do you take on second-fix sealing for builders?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

How long does the job take?

Typically it takes a few hours in a single home. Bigger jobs take longer, and we’ll say how long yours will take.

Can I send you my snagging list?

Yes. Send the list and a few pictures of the sealant items, and we will quote. We’ll tell you if anything on it is not a sealant job.

Surface by surface

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing and prime where the product needs it.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes a few hours for most snagging lists, longer for a run of plots, and we explain the cure time before we leave. Outdoor work around Kilmacolm depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Let us know about parking restrictions
  • Clear the area around the work
  • Keep children and pets away from the work area

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
