New build mastic near Cartsdyke

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How we handle new build mastic in Cartsdyke

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. Typical jobs include internal frame sealant that has split and messy sealant that spoils new finishes, across bathrooms & en suites, kitchens and plot handovers.

Around smaller Scottish places like Cartsdyke, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

There’s a 12-month guarantee on every job.

Joints and finishes in Cartsdyke homes

Cartsdyke is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Cartsdyke, as everywhere, new build mastic is only as good as the preparation behind it.

Looking after it afterwards

Aftercare is simple:

  • Use the extractor fan every time you shower
  • Watch for new gaps as the house dries out
  • Wipe joints with warm soapy water
  • Avoid running a DIY bead over the old one

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

How we quote for new build mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Working hours on commercial sites
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • The type of sealant required

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

What we are called out for in Cartsdyke

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

It’s worth asking for a quote if you see:

  • Plot mastic for developers ahead of handover
  • Sealant applied over dusty or wet surfaces
  • Joints pulling apart as timber shrinks
  • Frame joints opening as the plaster dries

If you’ve bought a new home near Whinhill station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • How the surfaces are prepared before sealing
  • How the colour is chosen
  • Whether all the old sealant comes out first
  • How long the guarantee is

Cartsdyke questions

Do you cover smaller places like Cartsdyke?

Yes, Cartsdyke is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Cartsdyke in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Cartsdyke is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

How long will you be here?

A typical job takes anything from a few hours to several days, depending on the number of plots, including the preparation. Your quote will say how long we expect yours to take.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. Somewhere like Cartsdyke may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Tell us about any water getting in
  • Clear the area around the work
  • Try not to wet indoor joints just before the visit

Related advice

Leave it or put it right?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
