What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • Where the property is
  • The problem you’ve noticed
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

If you’re in Barravullin and need external mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

External mastic in Barravullin, done properly

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. Typical jobs include panel joints letting water in and weathered mastic that no longer stretches, across façade panels, render & cladding joints and concrete & block.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

You get a one-year guarantee, the same in Barravullin as everywhere else we work.

Barravullin: your questions answered

Do you cover smaller places like Barravullin?

Yes. Barravullin is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Barravullin?

Yes, Barravullin is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do you work for landlords and businesses?

Yes, often. Several properties can be quoted together.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Is there a guarantee?

Yes. All our work carries our one-year guarantee.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Render that’s blown, hollow or coming away
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Why it’s worth doing now in Barravullin

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In a place like Barravullin, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Different surfaces, different methods

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before the bead.

Walls and rooflines in Barravullin

Barravullin is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Whether the job is in Barravullin itself or nearby, the right material for each joint matters as much as a neat finish.

When to call us in Barravullin

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Signs it’s time to call us include:

  • Joints where the bead has come unstuck
  • Hard, crazed mastic that has stopped moving
  • Joints with sealant missing in places
  • Damp patches traced to an open external joint

In and around Barravullin, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • Is VAT in the price?
  • Who does the work, and how experienced they are

Choosing a sealant specialist

The process

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Around Barravullin, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Clear items away from the joints we’re working on
