Clachan Seil buildings and the weather

Clachan Seil is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Around Clachan Seil, as everywhere, external mastic is only as good as the preparation behind it.

External mastic in Clachan Seil, done properly

For buildings in Clachan Seil, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. Typical jobs include water getting into walls through failed joints and leaking joints around cladding and façade panels, on concrete & block, copings & trims and façade panels.

Outside joints can only be sealed when they’re dry, so work in Clachan Seil depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How it works

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job usually takes anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Outside jobs in Clachan Seil need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Clachan Seil: your questions answered

Is Clachan Seil in your area for external mastic?

Yes, Clachan Seil is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Clachan Seil within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Quotes for external mastic in Clachan Seil

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Which sealant suits the joint

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • A few photos by email, if you can

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

What sealant work can’t fix

Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Structural movement, which needs a surveyor or engineer
  • Adding movement joints to masonry that has none
  • Render that’s blown, hollow or coming away

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints

Looking after it afterwards

Looking after new joints is easy:

  • Don’t let climbing plants root in the sealant
  • Fix overflowing gutters above sealed joints
  • Look over the joints every year, ideally after winter
  • Keep high-pressure jets off the joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

How the job changes by surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.

Do you need external mastic in Clachan Seil?

Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

It’s worth asking for a quote if you see:

  • Water getting into walls through failed joints
  • Weeds or debris growing in open joints
  • Movement joints filled with mortar instead of sealant
  • Leaking joints around cladding and façade panels

For jobs in and around Clachan Seil, choosing the right material for each joint is as important as a tidy finish.
