Minard External Mastic
Movement joints in Minard need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Hard, crazed mastic that has stopped moving
- Gaps where render, brick and frames meet
- Movement joints filled with mortar instead of sealant
External mastic in Minard
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We’re often asked to deal with failed sealant between panels on a façade and rigid filler in a joint that should flex, on concrete & block, brickwork movement joints and copings & trims.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
A one-year guarantee comes with the work, just as it does everywhere we cover.

How to look after the new joints
So the new joints stay in good condition:
- Walk round the building once a year and look at the joints
- Ask before painting over external sealant
- Never let anyone fill a movement joint with mortar
- Act on the first splits you see
Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What else we do in Minard
What external mastic looks like in Minard
Minard is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Whether the job is in Minard itself or nearby, the right material for each joint matters as much as a neat finish.

What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Around Minard, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
- Mention any parking rules near the property

Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best year round.
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Why it’s worth doing now in Minard
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a place like Minard, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Minard questions
Does the coastal weather in Minard affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Minard?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Signs you need external mastic in Minard
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
People generally contact us when they notice one of these:
- Damp patches traced to an open external joint
- Sealant pulling away from one side of the joint
- Rigid filler in a joint that should flex
- Weeds or debris growing in open joints
In and around Minard, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
