Trusted new build mastic in Minard

New build mastic in Minard, done properly

We work in new homes and on new-build sites across Minard. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. If you’re dealing with frame joints opening as the plaster dries and untidy sealant flagged on a snagging list, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our one-year guarantee.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

FAQs for Minard

Is Minard in your area for new build mastic?

Yes. We work across all of Scotland, and Minard is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Minard within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you guarantee your work?

Yes. All our work carries a one-year guarantee.

Are you fully insured?

Yes. We are fully insured for every job we do.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Broken tiles or a split tray
  • Leaks from pipes, valves or wastes, which need a plumber
  • Structural cracks in walls or ceilings

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

How the job changes by surface

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. Tell us when the home is open so we can plan around it.

How we quote for new build mastic

The price is agreed before any work begins. It takes into account:

  • The type of sealant required
  • Whether there’s mould to deal with
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Where the property is

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.

When to call us in Minard

If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints aren’t always given time to dry first.

The problems people generally mention when they call are:

  • Sealant applied over dusty or wet surfaces
  • Joints pulling apart as timber shrinks
  • Untidy sealant flagged on a snagging list
  • Skirting joints opening in the first winter

Whether the job is in Minard itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • Which colour the sealant will be
  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • The length of the guarantee

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Clean sealant with mild detergent, not abrasives
  • Record problems with dated photos
  • Use the extractor fan every time you shower
  • Check bath and shower seals every few months as the house settles

Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.
