Your questions about new build mastic in Bridgend

Is Bridgend in your area for new build mastic?

Do you cover smaller places like Bridgend?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Where do you work from?

We work from Crawley. We cover Bridgend and the rest of Argyll and Bute.

How we handle new build mastic in Bridgend

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on show homes, skirting & floors and windows & doors, and the jobs we see most are gaps opening as the house dries out and settles and skirting joints opening in the first winter.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, you get the same 12-month guarantee.

How to look after the new joints

So the new joints stay in good condition:

  • Don’t seal over failed sealant yourself
  • Record problems with dated photos
  • Ventilate bathrooms well, especially in the first year
  • Wipe joints with warm soapy water

Do not stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Signs you need new build mastic in Bridgend

A new house holds a lot of water from the build, which takes a year or two to dry out. As it does, timber shrinks and joints open, and sealant that cannot keep up splits.

It’s worth asking for a quote if you see:

  • Cracks appearing as a new home settles
  • Second-fix sealing on new plots
  • Shower seals failing in the first year or two
  • Beads laid onto grit and dust from the build

Whether the job is in Bridgend itself or nearby, the right material for each joint matters as much as a neat finish.

New homes and floors in Bridgend

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Bridgend is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

How it works

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the number of plots in most cases. Somewhere like Bridgend may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

How to prepare

When it isn’t the sealant

New sealant cannot fix everything, and we will tell you before we start. It will not solve:

  • Baths and trays that move too much for sealant to cope with
  • Your warranty claim itself, which is between you and the builder
  • Leaks from pipes, valves or wastes, which need a plumber

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Kitchens
  • Windows & doors
  • Skirting & floors
  • Bathrooms & en suites
  • Plot handovers

Why act early in Bridgend

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
