What we do, step by step

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to several days, depending on the building. Outside jobs in Blairmore need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

How we handle external mastic in Blairmore

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you have joints pointed up with cement by mistake and rain getting behind render or cladding at a joint, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Blairmore depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Every job comes with a one-year guarantee, wherever you are in Argyll and Bute.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Loose or hollow render, which needs re-rendering
  • Subsidence or other structural problems
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Walls and rooflines in Blairmore

Blairmore is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In the older streets around Strone Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Letting a property close to Gourock station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Blairmore is about 6 miles north-west of Greenock, in Argyll and Bute. Across the PA23 area, our applicators can take on external mastic. Blairmore is one of 118 towns and villages in Argyll and Bute where we work for external mastic. Our Glasgow page covers work nearby (26 miles or so).

Work in PA23 is quoted and booked the same way as anywhere else. If you need external mastic at a property on Shore Road and High Road or a nearby road, our applicators can take on the job. How we quote for external mastic

The price is agreed before any work begins. It takes into account:

  • Access and height
  • The size of the job
  • Mould in or behind the old joints
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

To help us quote quickly, please include:

  • If someone has resealed it before
  • The rough size of the job
  • The type of property
  • Where the property is

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Wash walls gently around the sealant
  • Do not let climbing plants root in the sealant
  • Show decorators and builders where the movement joints are
  • Check external joints each spring

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

For landlords and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Housing providers, facilities teams and property managers book us too in Blairmore and across Argyll and Bute. We can quote a run of properties together.

What the job involves on each surface

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Blairmore questions

I let a flat near Gourock station. Can you help?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is external mastic in a coastal place like Blairmore any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How much does external mastic cost in Blairmore?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you when we finish.

How often do external joints need resealing?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away and have them redone then.

Where do you work from?

We work from Crawley. We cover Blairmore and the rest of Argyll and Bute.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding.
