External mastic in Imeraval, done properly
On houses, flats and commercial buildings across Imeraval, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you’re dealing with sealant pulling away from one side of the joint and rain getting behind render or cladding at a joint, we can help, whatever the surface.
Outside joints can only be sealed when they’re dry, so work in Imeraval depends on the weather. Let us know about access to every wall and roofline.
We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What affects the quote in Imeraval
Call for a quick quote. What matters most is:
- The old material and how stubborn it is
- The product the joint needs
- The size of the job
- Whether the work is at height
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
How the visit works
We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Let us know about stairs, lifts or work at height
- Clear the area around the work

Advice
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow render, which needs re-rendering
- Adding movement joints to masonry that has none
- Damp that isn’t coming from the joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Why act early in Imeraval
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Common problems we fix in Imeraval
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Keep an eye out for any of the following:
- Moss and dirt in joints with no sealant left
- Panel joints letting water in
- Cracked joints where brick meets render or frames
- Sealant that has lost its bond to the brick or render
In and around Imeraval, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Aftercare tips
To keep the joints looking good and working properly:
- Point out the joints to other trades
- Ask before painting over external sealant
- Don’t let climbing plants root in the sealant
- Deal with leaking gutters that soak the joints below
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
Imeraval: your questions answered
Is Imeraval within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect external mastic in Imeraval?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Why do you put foam in the joint first?
That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.
Can a movement joint be filled with mortar?
No. Rigid materials can’t move with the wall and the joint fails. If it has already been filled, we can generally cut it out and reseal it.
Landlords, agents and businesses in Imeraval
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Imeraval buildings and the weather
Imeraval is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Imeraval is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Homes close to St John's Church (Port Ellen) include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
