What the job involves on each surface
Render joints
Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.
External mastic for homes and businesses in Southend
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. We work on copings & trims, render & cladding joints and brickwork movement joints, and the jobs we see most are weeds or debris growing in open joints and joints with sealant missing in places.
Outside joints can only be sealed when they’re dry, so work in Southend depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Southend questions
Does the coastal weather in Southend affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Is Southend within the area you cover?
Yes, Southend is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can you seal joints between two different materials?
Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces.
How do you reach high-level joints?
It depends on the building. Send us photos and a rough idea of the height.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you when we finish.
How long does the job take?
A typical job takes anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Show decorators and builders where the movement joints are
- Check external joints each spring
- Check the sealant is paintable before painting near it
- Never let anyone fill a movement joint with mortar
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
Why it’s worth doing now in Southend
The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost around the joint, so the problem grows beyond the joint itself. In an older home around Southend, damp from a failed joint can get into timber and plaster.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. For a place like Southend, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints

Advice
Common problems we fix in Southend
If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.
These are the problems we are asked about most:
- Failed seals between different materials
- Weeds or debris growing in open joints
- Rigid filler in a joint that should flex
- Sealant that has lost its bond to the brick or render
In and around Southend, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- Are they insured?
- How the joint is cleaned and prepared
- Is VAT in the price?
- How long to leave it before use
Southend buildings and the weather
Southend is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
For an older house near a landmark such as St Columba's United Presbyterian Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
